Streets and access
Newborough's main roads are Old Sale Road, Narracan Drive and Monash Road, with Yallourn North just to the north. Access is off the Moe–Yallourn corridor — we come via Moe, not via the Traralgon CBD, so a Newborough job has its own travel pattern. The blocks slope, the clay moves, and the post-war SEC housing has its own set of recurring failures.
Burst pipes on exposed runs
Newborough's post-war homes have plumbing runs that are often exposed — on the outside walls, in unlined subfloors, and on the cold side of the building. In a Latrobe Valley winter those runs freeze and split. We isolate at the meter, cut out the split, repair in the right material, and pressure-test before we sign the supply back on. Where a whole galvanised run is past it, we will tell you a partial repair is false economy and quote a line replacement.
Blocked stormwater on slopes
The sloping blocks and the clay soil mean Newborough's stormwater pits silt up and the lines sag. After heavy rain the call is water where it should not be — a pit overflowing, a downpipe backing up, water entering a subfloor. We clear the pits, regrade the lines, and where the slope is steep we add pits to drop the silt before it hits the line. The roof water has to be connected to a stormwater line that actually runs, not discharged at the footings.
Ageing hot water
The hot water units on the post-war stock are well into their replacement cycle — electric storage tanks that have rusted, gas units that have locked out, and a steady run of changeovers. We size the replacement to the household, handle the heat-pump rebate pathway where the home qualifies, and sign off the compliance. A scalding tap is a tempering-valve fault and a safety issue, not just comfort — we test the delivered temperature.
Roof plumbing
The roofs and gutters on the post-war homes are often original or first-replacement, and after Gippsland rain the call is a leaking roof or an overflowing gutter. We clear gutters and downpipes, reseal and replace flashings, and connect the roof water to a stormwater line. Where the gutter is corroded past a clean, we replace in Colorbond or zincalume to suit the roof.
